This doesn't look like a typical downtown environment because were on the edge of it in the mostly residential area. "What we wanted to point out today was some of the smaller projects that can happen when you do a really good detailed master plan that has consensus as well as a form-based code," explains Klinkenberg. "Very often we focus on the big glamorous projects, the multistory mixed use buildings, and not on the little things that can happen as well." "So in this case we have a couple of sites that are on the edge of the downtown in a neighborhood that hasn't seen any new residential in probably decades."
