Today I talk about some of the positives and negatives of a “lease purchase” (also usually known as “rent to own”) transaction in real estate. I get a fair number of these inquiries and most of them are from potential home buyers facing poor credit scores for a few years, generally from a recent foreclosure. I received a question from a listing client yesterday about whether it would be a good idea to discuss a lease purchase with some coworkers who seemed nice. The basic idea is that the buyer and seller write up a contract that allows the buyer to rent the property for a specified period of time, after which the renter/buyer would qualify for a mortgage and close on the home. During the rental period a portion of their rent payments may be allocated towards reducing the ultimate purchase price. Positives for a potential home buyer are that they get the home they want now, and have the critical time needed to improve their credit and gather down money. Positives for the seller are that they get their home “off the market” and can move on with their life. Negatives – there are unfortunately a lot. Just a couple I will mention: The buyer is trusting that the seller won’t go into foreclosure or keep their upfront down money for some reason. The seller is trusting that the buyer won’t trash the house (or any other rental nightmare scenario) during the rental period, then disappear before the purchase phase. There can be a LOT of assumptions made in a lease purchase (or “rent to own”) situation: the challenge is to get them all ironed out ahead of time! I would almost recommend that a seller hire an attorney for review of the proposed contract, just to make sure as many possibilities are covered in the document. It's something we all have to face, and it's also something that some of us are sometimes accused of, if for no other reason than the fact that our spiritual path might not be in lock-step with someone else's. First off, it's necessary to get some kind of a definition to what we mean by "evil". I recall one Supreme Court justice, when pressed to define pornography, said "I can't define it, but I know it when I see it." That's not the only term which defies definition, but I believe that we can do better in this case. As a beginning, and as one part of the definition, evil most often is a perversion of something which is good by its own nature. With that part of the definition, we can see why evil often uses words of righteousness, protection or even love to get its way. And then, what do we do? You won't find the answer to that in this video, but perhaps it will open the way to your own answers. We said that this was going to be a segment which deals with issues, and there's a beginning! What I'm doing here is: I'm tapping the dog with the stimulation (what we'll refer to as "the stim") … every time you hear me give a command. I personally only use the remote collar on about 5% of the dogs that I work with. For very much the same reason that we own an electric screw driver, but usually just use a regular screw driver. With my system of dog training, I've found it to be easier on the dog if you introduce the e-collar AFTER you've taught your dog the basic commands … during the proofing phase of training. We're doing this foundation work with the e-collar now, so that we can use it later, when we teach more advanced exercises.
